Review their sample reports – Every qualified inspectors are equipped with their previous or sample home inspection reports and they can either give it to you personally or by email. The length of the report can tell you how qualified the inspector will be for the job. Do not hire inspectors that only have three to four pages of home inspections reports. A report like that does not really level with what a comprehensive and quality report should be. A good report contains at least 20 to 50 pages of detailed written observation and condition about the house. It should also have pictures of areas and aspects of the house showing problems and defects. Aside from a sample report, you can also request for other documents that state their qualifications and certifications.

Avoid inspectors who offer other services other than inspection. – There are inspectors that will also offer you other services such as repairs or they will recommend you a contractor. However, these kinds of inspectors can only take advantage of the condition of the house and can conflict of interest. Even if there are some states allowing inspectors to do repairs, it is best if you will just hire one that have no other business other than home inspection.

Ask if you can be present during the inspection. – It would be best if you would be present during the inspection even for at least half an hour. This span of time will allow the inspector to give you a walkthrough of the inspection he or she is going to do in the house and explain to you which specific areas are covered by the inspection. Being present during the inspection is the perfect opportunity for you to ask questions and know which aspects need to have major and minor fixes.
